It is enough to take a look at the websites of two of the main developers in our country, Neinor Homes and Vía Célere, to see how most of the new developments are in white, far from the traditional brick that was used during the bubble.

The irruption of new industrial materials has displaced brick as the favorite material for finishing facades, although that does not mean it has ceased to be used, because it is still necessary for the interior layers.

Vía Célere, a multinational developer specialized in the development, investment and management of real estate assets in the housing areas, launches Residencial Célere Valdebebas. The land, acquired in December 2013, will have 62 homes with two, three and four bedrooms, highlighting the ground and seventh floors with large landscaped terraces and penthouses with large typologies of three and four bedrooms, all distributed in two portals of eight floors.

The projected new homes will have a surface area ranging from 90 square meters for the two-bedroom homes to 169 square meters for the four-bedroom homes. Juan Antonio Gómez-Pintado, president of Vía Célere, has implemented a series of product and process improvements in all its newly built residential developments in order to build and promote increasingly sustainable and efficient developments.

The developer’s objective is to start the construction of the first residential projects in the first months of 2021, and to launch their commercialization as of July 1, 2021. The first two developments in which Vía Ágora will start construction are located in Vallecas (30 properties) and Valdebebas (70 homes).

On the other hand, Vía Ágora is clear that it cannot, for the time being, compete with the brick giants in terms of land quality or customer profile, and intends to compete by becoming a benchmark in quality, innovation and sustainability.

Another characteristic feature of this developer is that, at present, its projects will be mainly for sale, leaving for later the inclusion of build-to-rent residential developments in its expansion plan.

In fact, Gómez-Pintado advocates the recovery of existing neighborhoods and buildings, and insists on the idea of “compacting cities, instead of expanding them, which will result in a reduction of infrastructure costs”.
